Services & Prices
We believe that you should only be charged for the
services you need and have therefore set out our options in 3 simple
packages below. We do not make you pay for finding tenants if it is
just property management that you want.
1. Standard Service - £35 per month
Professionally Managed Rental’s (PMR’s) standard service costs £35
per month, for which we will deal with all day to day issues in a
totally professional business like manner. Your property
problems will be managed by professionally qualified Chartered
Surveyors with a minimum of 16 years experience. This service includes PMR:
1.1
Immediately dealing with
all common rental property problems, including plumbing, electrical
and glazing matters, amongst many others.
1.2
Sourcing a value for
money repair service on your behalf, providing you with the
advantage of our often preferential rates from our reliable
Preferred Contractors that are used time after time.
1.3
Access to our “Preferred
Contractor” list, where only the most reliable trades men or women
that we work with remain.
1.4
Ensuring that as far as
is reasonably possible that only work that is really needed is
undertaken.
1.5
Providing your tenant/s
with a full Emergency Contact List stating what to do and who to
call at all hours of the day and night. These
will range from all PMR contact details to the Emergency Gas and Plumbing services.
1.6
Attending the property in
a timely manner when required.
1.7
Not unnecessarily
bothering you.
2. Standard Service Plus - £55 per month
This service covers all of those detailed above but
in addition we will also take the stress and hard work of finding
new tenants away from you, without charging you an extortionate
percentage of your rental income. If you take the Standard Service
Plus option we will also:
2.1 Advertise your property in the relevant
press/journals and Websites. In addition to this, we’ll also scan
our database where relevant for tenants looking for similar
property.
2.2 Undertake escorted viewings.
2.3 Negotiate the rental on your behalf.
2.4 Source references.
2.5 Provide a standard Assured Shorthold Tenancy
contract.
3. With Keys – Add £10 per month to either option
Many buy-to-let owners do not actually like 3rd
parties having keys to their property, especially when on the vast
majority of occasions tenants need to be present to explain problems
when either PMR or contractors arrive. Therefore we do not insist
on keeping keys as a requirement with a related charge for the
service. However if you do want the flexibility of PMR being able
to attend your property at all times un-escorted we are very happy
to do so. We do however charge for this option as we have to
provide secure anonymous storage for them and it increases our
insurance premiums and liabilities.
